Steps to Selling Your House
You’ve decided to sell your home…Perhaps you’re moving to greener pastures, upgrading to your dream home, or downsizing as you near your retirement. It’s natural to feel a little anxious about selling your house, but don’t worry you are not alone. Castline’s personalized and professional service will be by your side every step of the way, from staging to showing to closing.
Where do I begin?
Contact your Castling real estate agent to begin the process of selling your house. Your Realtor at Castline Properties will:
- Determine a fair market value for your home
- Provide a Comparative Market Analysis
- List your home on all online syndications
- Extensively Market your home with professional video, photo, and in print advertising
- Showcase online advertising
- Provide staging information and offer best practices
- Keep in constant communication
- Promptly present all offers on your home
- Negotiate the highest price and best terms for selling your house
- Manage all real estate transactions of your sale
Before you put your home on the market, it is essential to have a knowledgeable sales associate to walk you through the steps of evaluating your home and preparing for showings. This is also the time to locate any necessary paperwork needed for closing after you’ve accepted an offer. Your Castline Properties agent will provide you with a comprehensive list of what you will need to prepare properly for a smooth sale.
Learn Your Homes Value
Evaluating the right price for your home is unfortunately not commensurate with how much you love your property or the price you feel it should sell. Strategically pricing your home begins with your Castline agent’s thorough Comparative Market Analysis (CMA). A CMA uses comparable listings in your location as a starting point, taking many factors into account like condition, features, availability and local market conditions. Your CMA document will be prepared by your agent to allow you the best opportunity to be well-priced in your market and attractive to buyers.
Before your real estate agent completes your listing, be sure to share any unique features or upgrades your property possesses. Buyers will likely be shopping around for a home, so be ready to showcase desirable features your home offers that may not be quite so obvious.
Once your price has been determined and you’ve properly prepared for selling your house, you are almost ready to ‘go on the market’. But first, it will be time to sign a Property Condition Disclosure Form. Sellers of single and multi-family residential homes will be required to sign and disclose any known issues with your property. Your Castline agent will help you properly complete this form.

Open House Days
Your Castline realtor will schedule Open Houses to showcase your home. Your agent will show potential buyers all of the features your home has to offer and answer any relevant questions. After each showing and Open House, your agent will receive feedback and be in constant communication.
You’ve Got an Offer!
Once an offer has been made on your property, your agent will quickly present the offer ensuring the best possible terms and price are negotiated. Your Castline agent will review all of the paperwork involved with your offer as well as explain the binding guidelines for your transaction. If you have not yet secured a real estate attorney, now is the time to make that call. If you need assistance locating a real estate attorney, your Castline agent can make recommendations. Ensuring that buyers are prequalified for a home loan will also contribute to a smooth sale. Time is typically of the essence during this time, so leaning on your Castline agent and being available for communication will be crucial during this time of negotiations.
An offer includes the following key points for the transaction (but, is not limited to):
- Date, Name and Address of the buyer and seller, and the legal description of the property.
- Sales Price Buyer is offering for the purchase of property
- Amount of earnest money to be deposited, typically held in an escrow account by the broker
- The size of the down payment, and how the remaining purchase price will be financed.
- Proposed Closing and Occupancy dates
- Contingencies, if any, such as review by an attorney, property inspection, appraisal, or sale of the buyer’s present house.
- Other important provisions, including a list of personal property, involved with the sale
Once you and the buyer have negotiated a successful contract, your agent will be tracking and communicating with you during all the moving parts of your sale. Until Closing…
Once contract negotiations are complete, there may be several deadlines to meet to ensure your sale comes to a successful close. Your Castline agent will follow up with you on inspections, monitor all aspects of your transaction, and be in constant communication with you while you wait for closing. If there are issues that need to be addressed or renegotiated at any time, your agent will be by your side to answer questions and offer support. On the day prior to your closing, the buyer will attend a Walk-Through of your property to ensure that everything in the house has been left clean and ready for occupancy.
Your Home Closing
It all comes down to this exciting day! Welcome to the closing table, where you and the buyer will sign all of the necessary paperwork to close your sale. Both you and the buyer will fill our mortgage paperwork, completing the transfer of home ownership to the new buyer. Your Castline Agent and your lawyer will be by your side to answer questions as you close on your home. Once the paperwork is complete, the keys are given to the buyers and you can officially consider your property SOLD! Congratulations!
